Luxury private student-housing complex opens this year

#BLVD404 offers two-, three- and four-bedroom apartments that are fully furnished. They include laundry, internet, high definition cable television and maid service.

Jared Hutter said he thought Syracuse University students deserve better in their housing. Hutter, an SU graduate, teamed up with two other SU graduates to create luxury student housing near Marshall Street called #BLVD404.

The apartment complex is in its first year and is currently housing around 140 students, Hutter said.

Hutter began BLVD Equities as his first step into the world of real estate.

The private student housing complex is located on the corner of University Avenue and East Genesee Street, close to the Martin J. Whitman School of Management, Marshall Street and SU’s Main Campus. The name of the building is a combination of BLVD Equities’ name and the building’s address at 404 University Ave.

#BLVD404 hopes to bring a new kind of housing to the students of SU, Hutter said. Hutter, who studied entrepreneurship and finance, added that he was inspired to create this new era of student housing because he noticed that SU did not offer any luxury housing for students, and his friends from home had such luxury options at their colleges.



“I was in an apartment on Madison and (my friends from home) were in palaces,” Hutter said of his SU off-campus housing experience.

#BLVD404 offers two-, three- and four-bedroom apartments that include all the luxuries that one may not expect with conventional college housing. The rooms are spacious while offering laundry, internet, high definition cable television and maid service. They also come fully furnished, and tenants have access to a fitness center, coffee and snacks, lounges, recreation rooms and conference rooms.

“I thought of what students would want now,” Hutter said.

The apartment complex received attention last fall, when Syracuse men’s basketball head coach Jim Boeheim invested in the complex.

Boeheim made a visit to #BLVD404 to check out the memorabilia placed around the common areas. There is even a lounge named after him: The Coach Boeheim Lounge.

Hutter said he plans to expand BLVD Equities properties elsewhere, starting in the Midwest and on the West Coast.

#BLVD404 offers a different off-campus living experience than most, he said. Students can even personalize paint colors and decor in the apartments with the permission from staff.

“I was very fortunate to start my first project at Syracuse,” Hutter said. “I knew the demographics of Syracuse, people could afford and would want high-quality housing.”
